Horizon West FL is an area which includes parts of Windermere Florida. Horizon West also includes much of the southern 34787 zip-code which borders both Windermere FL and parts of Walt Disney World. This amazing project has surpassed even the highest expectations of those who envisioned it.
Horizon West is a joint project closely watched by Disney, Orange County FL and Lake County FL. Many complex building projects are involved including roads, schools, communities and new governing bodies. Sounds simple right? Yet this area is moving forward with no end in sight. Expect Horizon West and Orange County Florida to expand evolve for the next 20 to 30 years.
On the not to distant Horizons several roads are going to be added to accommodate residents and visitors alike. US 27 to the west is always teaming with travelers who are either driving around Horizon West or looking to visit Walt Disney World.
Those travelers will soon have Schofield Road which passes from US-27 to Avalon Road. Interestingly enough a University owns a large piece of property on Schofield Road near the Daniel Webster Western Beltway (the 429 toll road).
Big plans are already in place and already under construction along this new Orange County road. Expect a similar announcement to both the north and south in the not to distant future.
After building new communities, shopping, entertainment etc. of course people flocked here. For some time these Orange County Florida schools were overcrowded and were playing catch up to the population explosion.
Those times have changed and now new schools are being built and many are even now serving the children of local Horizon West residents. Horizon West High School is a shining example of what was planned long ago and now is second to none.
As a side note this high school is within 3 miles of the castle in Disney's Magic Kingdom is you draw a straight line to it.
Orlando Health has completed a hospital just off of Avalon Road. It has actually been open for several years now and is a true lifesaver. Previously it was quite a drive to medical facilities but now, problem solved.
In Horizon West you will find a couple of 55 Plus neighborhoods for those who are ready to kick back and enjoy living large near the worlds greatest amusement parks.
Years ago Hamlin was just an Orange County Florida concept to be built in a field. I remember wondering when they would finally get started dealing with the challenges. Now Hamlin seems to be the middle of the area and is almost complete.
Located here now are Publix Supermarket, Walmart Supercenter, a movie theater and countless restaurants, service providers and stores awaiting your business. The build it and they will come concept.
You will also find the Hamlin name on several local neighborhoods. Things are about to get even better to the south including more business and even more new schools.
One of the things lacking in this area was newer homes that were more affordable. Windermere has new homes but often those homes cost in the millions.
Horizon West includes but needed to have homes suitable to younger professionals with a more acceptable median price. Another thing missing was newer townhomes and apartments. All of which are now available.
Most residents are surprised when they realize that this area is also part of the 34786 zip code. Reams Road is where you will find the southernmost neighborhoods in Horizon West.
It is also where you will find Disney University and an entrance to Walt Disney Property. I often travel through Disney when I work with clients.
Without a doubt there are some fine neighborhoods in the area. Below are what we consider to be the finest in the 34786 zip code. We are one of this growing community 's preferred real estate brokers.
Windermere Trails. This growing community is located in the eastern part of the area. It is very near the Lakeside Shopping Village and has a lot of homes within it. There are townhomes, medium priced traditional homes and some homes that should sell for over a million dollars. You can be at Disney in less than 5 minutes or having breakfast, lunch or dinner in the Westside Shoppes or Lakeside Village.
Windermere Isle. This is a Beazer Homes neighborhood located on the south side of Reams Road. It really is not that large but the homes are very nice and relatively new. From many parts of Windermere Isle you can see the fireworks display that Walt Disney World puts on in the evenings.
Ashlin Park. Ashlin Park is affordable, close to the Westside Shoppes and the homes ell there fairly quickly. If you are a commuter or are just looking for a Windermere address without breaking your bank this is a great place to at least start your search.
Vineyards. The Vineyards is a mixed community of townhomes and traditional single family homes. It is close to the Hamlin area, Disney and several shopping destinations. The local turnpike is also not far away either to the north or otherwise. This neighborhood has more than one community pool and is also fairly new.
Summerport. This is another non-gated community. You will find it in the 34786 area and it has more amenities than almost any neighborhood around. The homes are not as new on average but the area is excellent. There is a reason that so many homes were built in Summerport and a quick drive in and around it will show you why. This is a great place for those who love getting outside.
Most of this area falls within the 34787 zip code. The area extends from Hartwood Marsh Road southward and there are probably around 100 neighborhoods built or to be completed here as growth is ongoing . Waterleigh. Bar none the overall most impressive community in Central Florida so far. Things are getting better in this area but Waterleigh will be tough to be for a long time to come. This neighborhood has 4 community pools, a real fitness center and your lawncare is done by the HOA.
That means when you drive through the community all of the yards look acceptable. That is a rare thing in neighborhoods this large. Now there is even a Publix Supermarket right outside the community entrance to support the areas growth. Great job DR Horton !
Lakeshore by Toll Brothers. Number two was a tough one to choose. However the overall class and attractiveness of Lakeshore is just to tough to beat. This community also has townhomes by Toll Brothers.
There are lakefront homes and the community center sets on a small lake. I always love showing homes here because they seem to never disappoint. Not to mention this location has some of the most affordable Toll Brothers homes.
The Overlook at Hamlin. This is my personnel favorite community. Why? Well the homes were built by Taylor Morrison, many are lakefront, the extras are excellent and you can stroll to the Hamlin area for a movie or a meal.
Combine that with the proximity of the local turnpike and Disney and you have my reasons for preferring the Overlook at Hamlin.
Waterside. Waterside being in Horizon West is disputable but it should be. Waterside is one of the finer Winter Garden neighborhoods in this area and has homes worth millions of dollars each. The amenities are great and there are also homes many people can afford.
When neighborhoods were built by Cal Atlantic (before they were purchased) the homes were great. Definitely worth checking out Waterside.
Watermark. Watermark is large and the homes are great. There is a variety of homes and some do not like the more modern looks. Others immediately fall in love.
You can see the fireworks, the amenities are good and there are a lot of nearby attractions being built. While not my favorite I have to acknowledge the fact that many people truly love Watermark.
Horizon West has much more going for it than I can cover on just one web page. New construction will be available here for a long time to come. I personally would prefer one of the older homes in the areas listed above.
